Lely Resort  
Lely Resort continues to post strong sales. According to Brian Stock, CEO of Stock Development, Lely Resort sold 172 new homes in 2009. The sales center reports already 48 contracts for January 2010.
 
Thirty-three models showcase the wide product range of this award winning development. Stock won 16 Sand Dollar Awards in 2009 and was honored as Builder of the Year by the Collier Building Industry Association.
Stock will introduce three new models in the Classics neighbor-hood: The Grand Palm, Majestic and Majorca. Home sizes range from 3,800 to over 4,000 sq.ft. Pricing starts at $ 669,000.
What's out? What's in?
The National Association of Home Builders states these national trends:
Out: outdoor kitchens, fireplaces, media rooms, sunrooms, two-story foyers and deluxe bathrooms
In: Smaller homes with lots of natural light, storage and energy efficiency features that save money.
 
The number of homes that received an Energy Star rating has doubled since 2007.The average size of a house decreased about 100 sq.ft. to around 2,400 sq.ft. and the percentage of homes with more than three bathrooms and more than four bedrooms declined.
 
These national trends are not necessarily reflected in our upscale area one-on-one. However, Marco Island building permits reflect the trend towards smaller homes with 8 out of 19 new homes falling into the 2,400 sq.ft. or less category. In 2008 it was only 5 homes out of 27 homes.
 
Builders also state that the 55 plus buyer wants more services such as cleaning and maintenance. 
The Extended and Expanded Tax Credit
 
There is considerable confusion about the new rules for the tax credit and it is crucial to consult with your CPA. Here are some  clarifications:
 
1. The credits are available for purchasing primary residences only.
 
2. There are two credits: One for first-time buyers, or those who have not owned a home in the past three years. The maximum for this credit is $8,000. It applies to purchases made between Jan. 1 and April 30, 2010. 

3. The second credit is for buyers who already own a home. The credit is worth up to $6,500 for purchases made between Nov. 7, 2009 and April 30, 2010. To qualify, a buyer must have lived in a primary residence for at least five consecutive years out of the past eight years. Buyers can keep their current home as a rental or investment, but must live in the new home.

4. Both credits only need to be repaid if you rent or sell the home within three years. 

5. Income and purchase price restrictions on purchases after November 6, 2009 include: The home can cost no more than $800,000, individuals cannot earn more than $125,000 and married couples filing jointly cannot earn more than $225,000. 

6. If you're claiming the credit, a paper filing is necessary.
 
7. Buyers claiming the credit must prove they are eligible. They need to send the HUD settlement statement along with the tax form.
