New Construction Surges in the
South
Housing construction rose to the highest level in 16 months.
Although single-family new construction dropped by 0.9
percent after a strong 5.7 percent gain in February, the number
of building permits rose 7.5 percent to an annual rate of
685,000.
By section of the country, all the strength in March came in the
South, where construction activity jumped 18.2 percent, the best
advance in 10 months.
The National Association of Home Builders said Thursday its
housing market index, which tracks industry confidence, jumped
four points to a reading of 19 in April, the highest level since
September 2009.

First Quarter Sales in
Naples
The Naples real
estate market is on fire. The number of pending sales rose by 55
percent with 3,346 contracts written in the first quarter of
2010. The inventory decreased by 15 percent. While sales under
$300,000 increased 40 percent to 1,393 sales, the real surprise
was a one hundred percent increase in the 1 million to 2
million-price segment. Pending sales in this segment doubled with
146 contracts on single family homes and 96 condo contracts in
the first quarter of 2010.
Naples Beach had
the strongest pending sales increase of all geographic areas with
an 85 percent increase in pending sales over last year. High-end
buyers realize that this market has hit bottom and they are
getting a bargain. Median prices in the Naples Beach
area are down from $550,000 in March 2009 to $475,000 in
March 2010.
East Naples
including Lely Resort continues to do exceptionally well. The
median price in this area actually rose from $122,000 to $155,000
comparing March 2009 to March 2010. 1,693 homes sold over the
last 12 months compared to 1,019 homes the year before. In Lely
Resort 58 homes sold in the first quarter of 2010 versus 28 homes
in the first quarter of 2009.
Who is buying? Reports say 30 % of all
foreign buyers are Canadians. The combination of a
strong Canadian dollar and properties in paradise at
undervalued prices are
proving irresistible.
More good news: Median home prices are up
more than 3 percent from the bottom in May 2009, meaning more
expensive homes are selling.

it pays for itself as the selling price is higher than for a
